Process
In order to stay on schedule, we ask that our homeowners complete their homework by identifying their selections in a timely manner. We like to keep our homeowners well ahead of our project managers. Our homeowners will be given a schedule with decision points and sources, such as tile suppliers, lighting suppliers, cabinet makers, etc. along with budget allowances for each item.
The phases are:
1. Site Work and Foundation.
At his phase we have identified the location of the house on the site and prepare the foundation.
2. Framing, Roofing and Exterior Finishes.
After completing this phase, the house is dried in, the exterior cladding, whether brick, stone, stucco, siding and cornice is complete. Exterior doors and windows are installed.
3. Mechanical Rough-Ins.
At this phase, we install the electrical lines, plumbing and HVAC components.
4. The Interior.
This is the longest phase and has many components. During this phase, the drywall is installed, interior doors, cabinets, plumbing fixtures, lighting fixtures, flooring, appliances, etc. are installed.
5. Finishing Touches.
During this phase, closet systems, mirrors, door knobs are installed, Final coat of poly is applied to the floors and the carpet is installed.
6. The Finish Line.
During this phase, we have the final cleaning, client walk through and punch out and obtain the C.O. (Certificate of Occupancy).
Throughout the process, the project team including the homeowners, will meet to discuss financials, decisions, and change orders.
